Peverell Statistics 2017

Peverell has proved to be a popular postcode again in 2017 with a good number of properties selling and letting throughout the year. 

I have noted below some average price stats between January 2017 to the end of August 2017. 

Over the last few weeks I have certainly noticed a slow down in Peverell with a number of Peverell listings staying on the market for longer than the normal 3 weeks. This is likely caused by the time of the year and I certainly do not see this continuing into 2018. 

As you will see from the average prices we have seen an increase across the Peverell postcode during the year and across Plymouth (postcodes PL1 to PL6) we have seen an increase across the market of 6%. 

Average House Prices (Jan to end of Aug)

2 Bedroom Houses - £166,750

3 Bedroom Houses - £217,043

4 Bedroom Houses - £247,333

5 Bedroom Houses - £288,000

INTEREST RATE RISE

For the first time in more than 10 years, the Bank of England has voted to raise the UK interest rates. 
This is the first rise in interest rates since July 2007 and has seen the rate increase to 0.5% from 0.25%.
The minor increase in interest rates will mainly effect households on a variable rate mortgage but the increase will only be minimal, but there will be some good news for the country's 45 million savers who will see a slightly better return on there savings. 
Will this effect the housing market? The answer is no. There is still a lack of properties on the market and many buyers still searching for a property so there should be no reason why, panic should set in. On average, a households that owe £89,000, will face rises of between £11 and £12 a month, according to UK Finance, which is minimal and certainly not something which will trigger panic across the housing market.
As we see it, the housing market is business as usual.

Busy Busy Peverell

Halloween next week, then Bonfire Night and not long till Christmas however the Peverell property market is still busy and in fact very busy.

70 properties are currently sale agreed in the Peverell postcode area and a number have been sale agreed in the last week. We always see an increase in activity at this time of year and Peverell has certainly proved popular of late.

In fact we sale agreed 2 houses in Peverell last Friday and already another one this week. 

The issue for buyers will soon be the lack of available properties, there are today 37 available properties ranging from from flats to 4 bedroom houses. The reason some of these will not have sold will be purely down to price. The market is still extremely price sensitive and pricing remains key even in active sales areas. A slight change in price is sometimes all that is needed to find a buyer in this active market.

The Summer Months in Peverell

It is now approaching the end of September and the end of Summer, with Autumn due to officially arrive tomorrow what is happening in Peverell now and over the last few months. 

Well its very much business as usual, we have seen a good number of sales at some fantastic prices, however the issue still continues to be the lack of properties available. Not just in Peverell but across Plymouth in general. 

Over the last few months there has been a tremendous amount of buyers looking for properties to buy and this has certainly helped the number of sales and prices. 

Over the last month I have witnessed Peverell properties being sale agreed usually within the first week to ten days of marketing. There have of course been ones that have not, with the normal time from instruction to sale in Peverell being between 3 & 4 weeks. Price is key in Peverell and across Plymouth and if the price is too high then you will not sell and a reduction is very often needed to find a buyer.

Busy few days in Peverell

Last week proved to be a busy week for new instructions in Peverell with a total of 11 new listings plus 3 properties had price reductions. 

The new listings ranged from £165,000 up to a Guide Price of £280,000 - £290,000. I have attached some links to the various properties but there are some lovely new houses available.

Peverell Market Update

The summer is here and the sun is shining. (Long may it continue). 

Properties in Peverell are coming on the market and more importantly they are selling. Normally at a very fast rate, I have witnessed over the last 2 months some Peverell properties selling within the first 24/48 hours of coming to the market. Others are selling within the first week but there are some that still have not sold after 4 weeks. 

The number of available properties in Peverell has lifted from where it was a few months ago, across the Peverell postcode there are 110 properties currently on the Rightmove Website, of these there are 61 sale agreed, leaving 49 on the market. 55.4% of the Peverell market is sale agreed.
