Peverell Market Update

Well for the first time in a long time Peverell has more properties available than are sale agreed. 54 Available properties / 53 Sale Agreed

Over the past four weeks there have been various properties come to the market in Peverell, some have come on and sold within a matter of days and some have not. Price is still very much a key factor in this market and certain properties may have pushed bar a little too high to achieve a sale.

Peverell is certainly still proving popular with buyers but with the amount of information across Rightmove and Zoopla buyers are much more prepared than ever before.

I have highlighted some properties below which have proved if you price a property correctly then you will sell.

Sale Agreed within 14 days of coming to the market

Peverell Terrace - £219,950

Pounds Park Road -
Guide Price £210,000 - £220,000

St Gabriels Avenue - £230,000

I have been monitoring the Peverell market for over 12 months now and whats fantastic to see is the number of properties that have sold within that time and for good prices as well.
If you would like an idea on what your property is worth or have a question about a property that is currently on the market, please feel free to email me on mb@falconproperty.com and I will be delighted to help.

The property is being sold By Tender for a Guide Price of £190,000 and I am sure will attract plenty of interest from investors to families.

Similar properties within the road and surrounding roads have been achieving anywhere between £225,000 - £250,000 depending on what you do to the property.

The History of Central Park

Lorna Meldrum, a woman who has lived next to Central Park all her life has written a fantastic book about the history of the park called 'Plymouth Central Park - A Walk Through Time' the book has been written on behalf of the Friends of Central Park and contains some great stories about how it was created 1931 forming two farms and a parcel of land including Pounds house.
Lorna has always lived near the park and was keen to ensure she raised awareness of this precious asset.
Dozens of copies of the book have been sold already and Lorna plans to take the book around Plymouth's schools to help teachers with history projects.
The book contains stories about Gilbert Lane, which is 800 years old and Pounds House which was built between 1825 and 1829 by banker, Williams Hodge.
Copies of the book are available at local events and at the pitch and putt hut in the park at a cost of £5.

Will it be a trip to Wembley for Argyle.

After being in the automatic promotion places for most of the season, Plymouth Argyle could not maintain this early season form and have slipped into the Play Off's.
Where they face Portsmouth in the dockyard derby.

The first match will be played at Fratton Park on Thursday 12th May with a 7.45pm Kick Off and the second leg being held at Home Park on Sunday 15th May at 6.00pm.

Will Argyle fans be planning a trip to Wembley Sunday night?
